A pre-listing appraisal helps set realistic expectations and minimize surprises during the selling process. I regularly provide both pre- and post-listing appraisals to give homeowners and real estate agents a neutral, third-party opinion of value.

Sometimes, a homeowner may simply want an objective valuation before contacting a realtor to confirm the estimated market value before deciding if listing is something

that want to move forward with.

Pre-listing appraisals are especially useful in areas with less obvious comparable sales—common with rural or acreage properties throughout Placer and Nevada counties. In these cases, an appraisal can provide clarity and confidence when pricing a home.

If a property has been on the market for an extended period of time without an offer, a post-listing appraisal may offer valuable insight:
• Is the list price too high compared to recent comps?
• Has the market changed since listing?
• Could a specific feature be impacting marketability?
