Below is a recent graph configured for a recent appraisal assignment in Lake of the Pines. The subject is a true 2 BR and wanted to visually see the market of how 2 BR compared to 3 BR SFRs. This is helpful as there were only a few sales over the past year. Outside a few anomaly sales, most 2 BR homes trended from the middle to lower end. While that’s not a surprise, a graph provides a nice visual to see the market in context and historic trends. Equally important, the client can see the market trends as well.
